Three phases, quoted separately
Post-construction work goes wrong when it is bid as one lump. The rough clean happens, the final clean happens, and then the punch-list walk produces a list nobody priced. Somebody eats it, and it is usually the cleaning contractor or the relationship.
We quote all three phases up front. You know the number before mobilization and there is no renegotiation at closeout.
What each phase covers
- Phase one, rough clean — debris removal, gross dust knock-down and sweep-out so trades can keep working safely
- Phase two, final clean — detail wipe of all surfaces, fixtures, frames and glass; adhesive, paint spatter and sticker removal; floors cleaned to finish-ready
- Phase three, punch-list touch-up — after your walkthrough, priced in advance rather than discovered later
Working with your schedule and your paperwork
A certificate of insurance naming the general contractor as additional insured is provided before we mobilize, not chased down afterwards. We work to your closeout date and coordinate around remaining trades rather than demanding an empty site.
Where a project requires floor finishing at handover, that scope is coordinated through our floor-care partner and identified as a separate line on the proposal.
